New Build contracts are different to contracts for existing properties and BHW New Build understand the difference. Often, contracts are exchanged before the property is even built and BHW New Build will always check to ensure that the contract includes all relevant provisions to ensure that the property will be built as expected and in accordance with the specifications.
BHW New Build appreciate that each development and each property is different. We have extensive experience of all types of development (including those which may involve a management company for common areas) and will always check that each property benefits from all the necessary rights of way, as it is essential that this is dealt with at an early stage. We will also ensure that each property benefits from the necessary warranty to comply with mortgage lenders’ requirements.
Once we have dealt with a property on a development, we will maintain information regarding the development so that we have it readily available. This means that time is not wasted with repeat enquiries to the developer’s solicitors therefore ensuring a faster move for you!
BHW New Build will always check lenders’ requirements to ensure that all conditions are satisfied and that there are no hiccups prior to completion, along with additional building matters including whether the roads and sewers will be adopted.
